Property Search
Our property search system grants access to every property listed for sale on the Emerald Coast and allows our group to stay in constant communication with you during your search.  You can mark properties as your favorites, calculate loans, or even request information.

Offers & Negotiating
After you find the property you would like to purchase, I will help you structure an effective offer.  Together, we will arrive at the price and terms you wish to offer based on comparable sales.  If the seller does not accept your offer, they may wish to submit back a counter-offer.  At this point, we will continue to negotiate and work towards terms acceptable to both you and the sellers.

Closing Costs
In our area it is typical for the buyer to pay title insurance and the sellers to pay for documentary stamps tax on the deed, both of which are based on the purchase price.

Property Inspection

Ordering an inspection of your property can help ease your concerns and answer any questions you may have regarding the condition of the property.  Inspections are performed by licensed inspectors and provide a very detailed report detailing the condition of the property.

Insurance
We advise our buyers to purchase an insurance policy prior to closing.  If you are financing the purchase, the lender may require the first year's insurance premium to be paid at closing.

Closing Company
The title and escrow company is a neutral third part that will receive, hold, and disburse all funds associated with the transaction.  When all of the conditions of the contract are met, the loan documents and closing paperwork will need to be signed.  The closing company will ensure the closing documents are executed by all parties and recorded with the County Clerk's office to reach a successful closing.
